FUNDRAISING: Digital Realty closes $3.25 billion hyperscale data center fund. Digital Realty has closed its first U.S. hyperscale data center fund with $3.25 billion in equity commitments. The company said it will retain a 20% ownership stake in the properties acquired by the fund and will continue to handle leasing, operations, and asset management. Matt Mercier, Digital Realty’s chief financial officer, said demand for data centers remains exceptionally strong due to AI adoption, cloud computing growth, and broader digitalization trends, while Greg Wright, the company’s chief investment officer, said private capital is becoming increasingly important to scaling Digital Realty’s PlatformDigital network.

FUNDRAISING: Aligned secures $2.58 billion credit facility to expand portfolio. Aligned Data Centers has secured a $2.58 billion revolving credit facility to support expansion of its U.S. data center platform. The financing is designed to support late-stage projects and bring new capacity online for AI, cloud, and high-performance computing workloads without relying only on traditional lending. CEO Andrew Schaap said the facility provides additional borrowing power, reflects strong investor confidence, and helps diversify Aligned’s capital sources while preserving equity as demand for digital infrastructure continues to grow.

EXPANSION: Army selects Carlyle and CyrusOne for two major data center projects. The U.S. Army has selected Carlyle Group for a data center project on 1,384 acres at Fort Bliss in Texas and CyrusOne, KKR’s data center affiliate, for a similar project on 1,201 acres at Dugway Proving Ground in Utah.

DEVELOPMENT: Hyperscale subsidiary expands Michigan land position. Alliance Cloud Services, a subsidiary of Hyperscale Data, has acquired about 48.5 acres in southwest Michigan, more than doubling its land holdings in the area to 83 acres. CEO Will Horne said the acquisition strengthens ACS’s footprint in the region and reflects a long-term commitment to southwest Michigan.
