NEWS ROUNDUP

ACQUISITION: CoreWeave acquires $322 million data center site at NEST in Kenilworth. CoreWeave has purchased 11 NEST and a surrounding 27-acre parcel at the Northeast Science and Technology Center in Kenilworth, New Jersey, for $322 million. Newmark brokered the sale, with Andrew Warin, Josh King, Brent Mayo, Doug Harmon, and Jordan Roeschlaub representing sellers Onyx Equities and Machine Investment Group. Cushman & Wakefield represented CoreWeave.

DEVELOPMENT: Vermaland proposes $33 billion La Osa data center project in Arizona. Vermaland has filed to rezone 3,300 acres in Pinal County for the La Osa Project, a proposed $33 billion data center campus south of Eloy. CEO Kuldip Verma said the site could support up to 3GW of capacity, more than the entire Phoenix metro market, enabled by upgraded transmission lines from the Western Area Power Administration.

DEVELOPMENT: ECP and KKR launch $4 billion hyperscale data center in Texas. Energy Capital Partners (ECP) and KKR have announced a $4 billion hyperscale data center campus in Bosque County, Texas, marking the first investment through their $50 billion strategic AI infrastructure partnership. Developed with CyrusOne, the 700,000-square-foot multiphase site will deliver 144MW of initial IT capacity, expandable to 190MW, with dedicated power from Calpine’s Thad Hill Energy Center.

DEVELOPMENT: Fairview Township approves zoning for $500 million data center. A 750,000-square-foot data center could rise in Fairview Township, Pennsylvania, after the Board of Supervisors approved a zoning amendment allowing such developments as conditional use. The facility would need to meet conditions on power, utilities, sound, height, and setbacks.
