DEVELOPMENT: CoreWeave expands lease with Applied Digital to 400MW. CoreWeave has exercised its option to lease an additional 150MW of capacity at Applied Digital’s Polaris Forge 1 campus in Ellendale, North Dakota, raising its total commitment there to 400MW. The deal increases the 15-year contract value from $7 billion to $11 billion.

DEVELOPMENT: Amazon buys 985 acres in Georgia for $270M. Amazon Web Services has purchased 985 acres in Lamar County, Georgia, for $270 million, with plans to evaluate the property for future data center development. The land, part of the proposed 19 million-square-foot Legacy 75 Trade Center along I-75 between Atlanta and Macon, was sold by High Falls 75.

ENERGY: CyrusOne and Calpine partner on $1.2 billion data center. CyrusOne and Calpine Corporation have announced plans for a $1.2 billion hyperscale data center campus in Bosque County, Texas, marking the first U.S. data center to be co-located with an existing energy source. The new facility will sit adjacent to Calpine’s Thad Hill Energy Center and is expected to deliver 190MW in its first phase, with operations beginning by the end of 2026. “We’re excited to be a partner in this project to deliver cutting-edge data center infrastructure to Texas, bringing jobs, innovation, and economic growth to the region,” said Rick Peña, executive vice president of corporate development at Calpine. John Hatem, COO of CyrusOne, added that the project reflects the company’s commitment to scalable AI-ready infrastructure while supporting grid reliability.

PEOPLE MOVES: Cresa to launch data center capital markets platform. Cresa has hired Michael Morris to lead its new data center capital markets and advisory platform, marking a major push into the sector. Morris, who launched Newmark’s data center business 20 years ago and left as a vice chairman, has worked on projects with Digital Realty Trust, CoreSite, Verizon, CyrusOne, and major hyperscalers, completing more than 1,000 transactions across 50 markets. Cresa CEO Tod Lickerman called Morris and his team “true data center leaders.”
