DEVELOPMENT: Amazon launches $3B Warren County data center. Amazon Web Services will develop a $3 billion data center campus in Warren County, Mississippi. Known as Project Steamboat, the initiative has been in the works for more than two and a half years and marks the largest private-sector investment in the county’s history. AWS Director of Economic Development Roger Wehner credited unified state and local leadership for enabling the project.

DEVELOPMENT: Penzance breaks ground on 45MW data center in Virginia. Penzance has broken ground on a 45MW, 240,000-square-foot hyperscale data center in Chantilly, Virginia, marking one of the firm’s largest digital infrastructure investments to date. “This is a high-impact, future-ready facility,” said John Kusturiss, partner at Penzance, highlighting the site’s connectivity and its role in AI and cloud expansion. AWS Director of Data Center Delivery Josh Weissman emphasized sustainability measures, including 67 acres of preserved green space, bird-friendly design, air-cooling for 95% of the year, LEED-Data Center Silver certification and generators that cut particulate emissions by 90%.

ACQUISITION: Centersquare buys $97M Santa Clara sites. Centersquare has acquired two adjacent Santa Clara data centers for a combined $97 million. The buys come weeks after Centersquare announced plans to acquire 10 data centers across North America as part of a $1 billion expansion.

ENERGY: OpenAI boom raises Texas blackout risk. Texas is seeing a surge in data center development, driving winter electricity demand higher and increasing blackout risks during extreme cold, according to the North American Electric Reliability Corporation (NERC). NERC’s John Moura warns data centers’ nonstop energy use makes it harder to maintain grid reliability during storms like 2021’s Winter Storm Uri, which caused massive outages and over 200 deaths.
