DEVELOPMENT: Memorandum filings signal possible 810-acre campus in Louisiana. A potential data center campus is being explored on an 810-acre parcel north of Blanchard, Louisiana, after two memorandums of purchase and sale were recorded. While the developer and final scope haven’t been disclosed, a town-approved water services agreement for a “potential large-scale commercial user” references the “State Line Project data center campus” and contemplates up to 5 million gallons per day of water supply; the agreement is tied to TXLAAR, which is also pursuing another regional data center effort in Bossier Parish.

DEVELOPMENT: QTS files plans for 2M-SF data center campus outside Atlanta. QTS, owned by Blackstone, has filed a Development of Regional Impact application with the Georgia Department of Community Affairs to develop a 2 million-SF data center campus in Fayetteville, roughly 20 miles south of Atlanta. The proposed ATL2 East project would span about 313 acres west of Veterans Parkway and could be completed by 2029.

DEVELOPMENT: Riot buys 200 acres in Texas and signs 25MW lease with AMD. Riot Platforms has acquired 200 acres in Rockdale, Texas—land already occupied by Riot—for $96.0 million, funding the purchase by selling roughly 1,080 bitcoin from its balance sheet. The company also signed a data center lease and services agreement with AMD at the Rockdale site, covering an initial 25MW of critical IT load to be delivered in phases from January 2026 through May 2026, with expansion potential up to 200MW. Jason Les, CEO of Riot, said the transactions expand Riot’s fully approved data center power portfolio to 1.7GW and position Rockdale as a core AI/HPC leasing opportunity, highlighting work led by Chief Data Center Officer Jonathan Gibbs to tailor the offering to AMD’s near-term needs while preserving a path to scale.

 

DEVELOPMENT: PowerHouse signs long-term hyperscale lease for Virginia data center. PowerHouse Data Centers has signed an unnamed hyperscaler on a long-term lease at its Loudoun County, Virginia campus, adding leasing momentum in one of the most power-constrained US data center markets. The 37-acre site is planned for two two-story buildings totaling about 615,000 square feet and up to 120MW once fully built out, with current delivery estimates in late 2026 to early 2027. Douglas Fleit, CEO and co-founder of American Real Estate Partners and PowerHouse Data Centers, said the lease reflects hyperscaler confidence in PowerHouse’s ability to deliver capacity with power security and fiber density in “Data Center Alley,” while Brian Katz, president and co-founder, said the deal aligns with the fund’s thesis to deploy capital into campus-scale developments backed by durable AI and cloud demand.
