FUNDRAISING: Affinius Capital raises $630 million first close for hyperscale data center fund. Affinius Capital has held a $630 million first close for its inaugural commingled hyperscale data center–focused fund, launched in late 2025 with a $1 billion fundraising target. The fund is expected to reach final close by mid-2026. Affinius plans to deploy the capital into preidentified data center campus developments, supporting power infrastructure and entitlements across its $15 billion development pipeline.

INVESTMENT: Nvidia invests additional $2 billion in Coreweave. Nvidia invested an additional $2 billion in CoreWeave as the companies push toward building 5GW of AI data center capacity by 2030 and expanding deployment of multiple generations of Nvidia infrastructure across CoreWeave’s platform.

DEVELOPMENT: JK Land Holdings affiliate buys 84 acres for $99 million. An affiliate of Chuck Kuhn, founder and CEO of JK Land Holdings, acquired an 84-acre data center-entitled parcel in Leesburg, Virginia, for $99.4 million, with Loudoun County having previously approved plans for a 1.4 million-square-foot data center facility on the site.

 

DEVELOPMENT: Google confirmed to be behind $1 billion data center in Ohio. Scioto County Commission confirmed Google as the developer behind a planned 500,000-square-foot, $1 billion data center in Franklin Furnace, Ohio, after approving a tax abatement tied to the project. The deal grants Google a 75% abatement for 15 years under a PILOT structure that includes $500,000 in annual payments plus additional compensation based on completed square footage.
