DEVELOPMENT: Tract buys 343 acres near Chicago for 1GW campus. Tract acquired 343 acres of farmland in Morris, Illinois, for about $51.5 million from an affiliate of Clarius Partners, with plans to develop the site into the 2.9 million-square-foot, 1GW Morris Technology Park. Initial energization is targeted for June 2028, with full 1GW capacity expected by 2032. Tract President Graham Williams said the project follows years of coordination with the city of Morris, Commonwealth Edison Co. and the Illinois Economic Development Corp., including a transmission security agreement with ComEd.

DEVELOPMENT: Atlas Development files for $11 billion, 350-acre campus in Georgia. Atlas Development has filed a Development of Regional Impact application with the Georgia Department of Community Affairs for “Project Bus,” a proposed 350-acre data center campus in Temple, about 40 miles west of downtown Atlanta. The project could include up to 12 buildings and two substations, with full build-out valued at an estimated $11 billion and completion targeted by 2036.

DEVELOPMENT: Naperville City Council rejects 36MW data center proposal. The Naperville City Council voted 6–1 to deny a proposal for a 36MW, 145,000-square-foot data center in Naperville, Illinois. The two-story facility, planned across 40 acres, was submitted by Karis Critical, which had previously scaled back an earlier 72MW plan following community pushback.

 

ENERGY: NextEra targets 15GW of new generation by 2035. NextEra Energy disclosed during its Q4 earnings call that it has 20GW of interest from large-load customers, primarily hyperscale data center operators, with 9GW already in advanced discussions. The company is pursuing a “15 by 35” strategy to originate 15GW of new generation for data center hubs by 2035 and is currently in talks across 20 hubs, a figure CEO John Ketchum expects to double by year-end.
