DEVELOPMENT: EdgeCore to invest $17 billion for 1.1GW campus in Virginia. EdgeCore Digital Infrastructure has unveiled plans for a $17 billion data center campus in Louisa County, Virginia. The 697-acre site at Shannon Hill Regional Business Park will support over 1.1 gigawatts of power across 3.9 million square feet of data center space, marking one of the largest planned hyperscale campuses in the U.S. EdgeCore already operates hyperscale facilities in Ashburn, Culpepper, Silicon Valley, Phoenix, and Reno, and this expansion cements its presence in Virginia’s rapidly growing data infrastructure corridor. A construction timeline has not yet been disclosed.

DEVELOPMENT: $1.5 billion Georgia data center project clears key rezoning hurdle. A rezoning proposal for a $1.5 billion data center development in Griffin, Georgia, has been recommended for approval by the Spalding County Planning Commission, bringing the project one step closer to reality. The 127.45-acre site—currently zoned for residential and agricultural use—would be converted to manufacturing use, pending final approval from the Spalding County Board of Commissioners. Backed by Spalding Investments, the project includes plans for eight two-story data centers—six at 170,000 sq ft each and two at 200,000 sq ft—and a power transfer station. The facility will be supported by a closed-loop water system with services provided by the Spalding County Water Authority.

DEVELOPMENT: Meta picks Jeffersonville, Indiana for $800 million campus. Meta has officially unveiled plans for a new $800 million data center campus in Jeffersonville, Indiana. The 619-acre site will house a 71,961 sq m (775,000 sq ft) facility and be built using prefabricated modular components—a move that reflects Meta’s evolving AI infrastructure needs. The company aims to complete the project by 2026, and has partnered with Turner Construction to lead the build. Renderings suggest Meta has moved away from its traditional H-shaped design, possibly to accommodate high-density AI workloads. “This site stood out due to its strong infrastructure, deep talent pool, and exceptional community partners,” said Brad Davis, Meta’s Director of Data Center Neighborhood Economic Development. “We’re excited to call Jeffersonville home and support the long-term livelihood of this community.”

M&A: DigitalBridge and La Cassie acquire Yondr to expand data center footprint. DigitalBridge Group and La Caisse (formerly CDPQ) have completed the acquisition of Yondr Group, a global hyperscale data center developer and operator, from Cathexis Holdings. The deal marks a major milestone in both firms’ digital infrastructure strategies, particularly as demand accelerates from AI and hyperscale cloud customers. Yondr, which already has 420MW of capacity committed to hyperscalers and the potential to scale beyond 1GW, will now operate under new leadership: Aaron Wangenheim has been named CEO, and Sandip Mahajan joins as CFO, both effective immediately. “With a diverse global portfolio of campuses, Yondr strengthens our world-class data center platform,” said Jon Mauck, Head of Data Centers at DigitalBridge. “This move aligns perfectly with our mission to serve the hyperscale and AI leaders of the digital economy.” La Caisse’s EVP of infrastructure Emmanuel Jaclot called Yondr “a compelling platform” and said the investment underscores the firm’s confidence in Yondr’s ability to deliver AI-ready infrastructure at scale.

EXPANSION: BBG launches data center specialty practice. BBG has announced the formation of a Data Center Specialty Practice to address the growing demand for valuation, due diligence, and advisory services in the mission-critical infrastructure sector. Christopher M. Fudacz, a seasoned expert in data center valuation, joins the firm as Senior Managing Director to lead the new division. Fudacz brings over a decade of specialized experience, having previously served as National Data Center Practice Leader at CBRE, where he advised institutional investors, tech giants, private equity firms, and telecoms on more than 200 data center assets, including hyperscale campuses, powered shells, and mixed-use developments. “Data centers are among the most operationally intensive and capital-sensitive real estate assets today,” said Bill Britain, CEO of BBG. “Chris brings a wealth of experience that will help our clients navigate this rapidly evolving global sector.”
