MARKET: Blue Owl launches infrastructure company to expand fiber network. Funds managed by Blue Owl Capital have launched Kirkwood Infrastructure Group, a new communications infrastructure company focused on developing and operating high-capacity fiber networks supporting hyperscale data centers, AI infrastructure and telecommunications carriers across the U.S. Led by CEO Scott Bergs, Kirkwood has integrated the operations of South Reach Networks, adding nearly 400 miles of fiber, connectivity to approximately 40 data centers, and access to key subsea cable landing stations in Florida.

DEVELOPMENT: QTS tops out first facility at $8 billion campus. QTS has topped out the first facility at its new nine-building data center campus in Rock Hill, South Carolina, marking a major construction milestone for the company's first facility in the state. Gilbane is serving as the project's builder. The first phase will include four buildings across 109 acres, while the second phase is expected to break ground in early 2027. The development is expected to support up to 1,000 construction jobs and 200 permanent on-site positions, while QTS's Data Center Academy will provide paid training opportunities for workers with no previous industry experience.

DEVELOPMENT: QTS abandons $100 billion data center project. QTS Realty Trust has officially abandoned the Prince William Digital Gateway, a proposed $100 billion data center campus in Prince William County, Virginia, after withdrawing its appeal to the Virginia Supreme Court. The planned 2,100-acre development would have included 37 buildings and 22 million square feet of data center space near Manassas National Battlefield Park, making it the largest data center complex ever proposed in the U.S.

M&A: Ares takes minority stake in Sabey. Ares Secondaries funds have made a minority equity investment in Sabey Data Center Properties, the data center platform jointly owned and governed by Sabey Corp. and National Real Estate Advisors. Tim Mirick, President of Sabey Data Centers, said the investment strengthens the platform's ability to execute its growth strategy, while Jeffrey Kanne, President and CEO of National Real Estate Advisors, highlighted Ares as an aligned institutional partner. Jamie Sunday, Co-Head of Real Estate Secondaries at Ares, pointed to Sabey's portfolio of predominantly investment-grade enterprise and hyperscale tenants and its sizable development pipeline as key attractions.
