DEVELOPMENT: Compass to invest $10 billion in Lauderdale County. Compass Datacenters, with Chris Crosby at its helm, has chosen Meridian, Mississippi, as the location for its next large-scale data center campus. The multi-phase project will include the construction of eight data centers over an eight-year period, reinforcing Compass’s long-term commitment to Mississippi’s digital infrastructure and economic growth. The Meridian campus will be designed to serve single-tenant hyperscale clients, ensuring state-of-the-art data processing capabilities while providing a durable 100-year design lifespan.

DEVELOPMENT: Tract proposes 700-acre data center in Richmond, Virginia. Tract, led by CEO Grant van Rooyen, is planning a major expansion near Richmond, Virginia, with a new 740-acre campus in Chesterfield County. The Denver-based firm has filed rezoning applications to accommodate up to 2 million square feet of data center space across 11 buildings. The project involves land currently owned by an LLC tied to Shoosmith Construction, a locally based general contractor. In addition to data center facilities, Tract’s proposal includes four potential electrical substation sites, with building heights capped at 100 feet. Notably, the company has indicated that less than 20% of the campus’s total footprint will be covered by data center buildings, leaving room for infrastructure and potential green space.

DEVELOPMENT: Amazon data center costs jump 60%. Amazon has significantly increased its investment in a massive data center project in Mississippi, with projected costs rising from the initial $10 billion to $16 billion—a 60% increase—according to state planning documents. The project involves constructing two data center campuses north of Jackson, Mississippi, and is considered the largest capital investment in the state's history. The increased costs are largely attributed to the need for expensive equipment from suppliers like Nvidia.

DEVELOPMENT: 391-acre data center proposed for Morgan County, Indiana. Morgan County is on the verge of welcoming a major data center development as the Morgan County Plan Commission prepares to review a rezoning request for a 391-acre site in the northern part of the county. The request, filed by the Morgan County Economic Development Corp. (EDC) on behalf of an undisclosed developer and end user, is scheduled for a public hearing on February 10. Plans filed with the rezoning request, referred to as the Morgan County Data Center I Project Planned Unit Development District, outline the construction of five buildings on the site: two large buildings and a smaller facility east of the transmission line, with two additional large buildings planned to the west. The development is expected to connect to Monrovia’s sewer system.

ENERGY: Developers to build natural gas power plant in Ohio. PowerConneX has filed plans to build a 120MW natural gas-fired power plant in New Albany, Ohio. The proposed New Albany Energy Center would serve as the primary power source for an adjacent data center, operating behind-the-meter to directly supply electricity without relying on the public grid. Construction is anticipated to commence in the fourth quarter of 2025, with commercial operations expected by the first quarter of 2026.
