DISPOSITION: Mapletree Industrial Trust to sell Georgia data center for $11.8 million. Mapletree Industrial Trust (MIT) has agreed to sell its 32,740 SF data center in Norcross, Georgia, for $11.8 million to an undisclosed buyer. The single-story facility, currently leased to Flexential as its AT02 site, sits on 140,340 SF of freehold land and offers 1.8MW of capacity. The lease expires in August 2025. MIT acquired the property in 2017 as part of a 14-asset U.S. data center portfolio from Sila Realty Trust. CEO Ler Lily said the divestment will allow MIT to unlock value and reinvest in growth opportunities. The sale is expected to close in Q2 2025.

DEVELOPMENT: Open Origin eyes 80,000-acre data center project in Texas. Open Origin is in the early stages of planning a massive data center development in Presidio County, Texas. The proposed 80,000-acre campus would be one of the largest such projects in West Texas and could serve OpenAI’s Stargate initiative. The land is currently owned by Texas Mountain Cattle Company, and a sale has not yet been finalized. Open Origin CEO Wesley Powell said the firm is prioritizing community engagement, noting, “Our priority is to work closely with local stakeholders to ensure the project reflects community needs and values.”

DEVELOPMENT: QTS plans $780 million data center expansion in North Texas. QTS is investing $780 million in North Texas, according to newly issued state permits. The company plans to build two new data centers in Wilmer—one 470,000 SF facility for $300 million and another 560,000 SF project for $350 million—both slated for completion by early 2027. QTS is also expanding its Fort Worth campus with a $130 million, 169,000 SF addition.

DEVELOPMENT: Belltown Power launches six data center projects across DFW. Belltown Power is developing six data center sites across North Texas with a combined load request of 1,435MW. Located near major transmission hubs, the projects are designed for hyperscale and AI workloads with rapid interconnection potential. Co-founder Jeffrey Clay highlighted the synergy between Belltown’s renewable energy portfolio and its entry into the data center sector, citing the company’s deep ERCOT grid expertise and 3GW of solar and battery projects already in operation or under construction. One 15MW site has secured committed capacity, with the rest in the study phase.

FUNDRAISING: GCM Grosvenor closes $1.3 billion infrastructure fund. GCM Grosvenor has closed Infrastructure Advantage Fund II (IAF II) with $1.3 billion in commitments, up from $893 million in Fund I. The fund will invest in transportation, energy transition, and digital infrastructure across the U.S. and Canada, partnering with organized labor and community stakeholders. The fund attracted 58 investors and is part of Grosvenor’s broader $2.5B Infrastructure Advantage Strategy, which has generated over $8B in economic impact to date. Chairman and CEO Michael Sacks expressed gratitude for investor confidence, stating, “We look forward to building on the success of Fund I and delivering value to our IAF II investors.”
