DEVELOPMENT: Tract acquires 1,515 acres for future 360MW campus. Tract has acquired a 1,515-acre parcel in Uhland, Texas, where it plans to develop a mega-campus for data center use and related economic development. The site sits next to Prime Data Centers' multi-billion-dollar project. Tract has signed a Facility Design Agreement with Bluebonnet Electric Cooperative to secure long-lead infrastructure, aiming to energize an initial 360MW by 2028. The acquisition adds to Tract’s national portfolio of zoned and powered land. The firm now controls over 25,000 acres and more than 25GW of planned capacity, with campuses exceeding 1,000 acres and 1GW in states including Texas, Arizona, Utah, Nevada, and Virginia.

DEVELOPMENT: AVAIO Digital parters with Cummins to power 2026 data center launch. AVAIO Digital has signed a major agreement with Cummins to supply generators for backup power at its first four U.S. data center campuses, marking a key step toward delivering energized capacity by 2026. The company is also partnering with providers of switchgear, PDUs, UPSs, chillers, and high-voltage substation breakers, committing to over $200 million in equipment purchases over the next 18 months. The infrastructure will support AVAIO's plans for high-density AI and cloud workloads, with rack densities exceeding 300kW. AVAIO CEO Mark McComiskey said the company is “ready to begin construction in 2025” after four years of site development, with some campuses integrating utility-scale solar for on-site renewable power. Joe Hubbard, AVAIO’s Senior Director of Global Design and Delivery, emphasized the importance of sustainability and rapid delivery to meet surging demand for large-scale AI and cloud capacity.

DEVELOPMENT: T5 unveils $16 billion campus in Georgia. T5 Data Centers is set to develop a massive 1.2GW data center campus in Georgia, marking its largest project to date. The 20-building campus, estimated to cost at least $16 billion, is part of T5's "scaled campus strategy," which involves constructing individual 60MW data centers in phases across a large site as tenants lease space.

DEVELOPMENT: New Kent County to study potential data center sites among rising demand. New Kent County, Virginia, will conduct a $16,000 study to identify suitable sites for potential data center development as interest in cloud and AI infrastructure continues to grow. The Board of Supervisors unanimously approved a contract with Dewberry Engineers to perform a GIS-based analysis of local properties, aiming to assess where data centers could provide the “highest and best use.” New Kent currently has over 10 privately owned sites on the market.

DEVELOPMENT: Edged breaks ground on Des Moines data center. Edged has officially broken ground on a 13.2MW, 105,000-square-foot data center in Ankeny, just north of Des Moines, Iowa. Designed to support high-density AI workloads, the facility will feature a closed-loop waterless cooling system capable of handling up to 200kW per rack with liquid cooling. CEO Bryant Farland emphasized Edged’s sustainability-driven approach, saying the project reinforces the company’s commitment to environmental responsibility and local economic growth. Construction is expected to take 24 months. Mike Fenske, president of the global facilities group at Burns & McDonnell, noted the firm’s integrated design-build strategy enables efficient delivery of resilient digital infrastructure.
