DEVELOPMENT: AVAIO Digital to invest $6 billion in Mississippi campus. AVAIO Digital will develop a $6 billion data center hub in Rankin County, Mississippi, creating a major tech campus on a 175-acre site in Brandon. The Taurus campus will support cloud and AI applications, with 600,000 square feet of facilities and 116MW of power in its first phase, slated for completion in 2027.

DEVELOPMENT: Flexential expands in Hillsboro. Flexential has acquired land in Hillsboro, Oregon, for Hillsboro 6, a 350,000-square-foot, 27MW data center that will expand its metro footprint to 1.5M SF.

FINANCING: QTS seeks $599.8 million ABS financing for Phoenix data center. QTS Realty Trust is pursuing a $599.8 million ABS financing package tied to its PHX2DC2 data center in Phoenix. Deutsche Bank is arranging the financing, with Wilmington Trust as issuer and KeyBank as servicer.

FUNDRAISING: MCERA commits $8 million to Blue Owl Real Estate Fund VII. The Merced County Employees Retirement Association (MCERA) has committed $8 million to Blue Owl Real Estate Fund VII, a $6.5B value-added fund focused on industrial assets with select allocations to office and retail in the U.S. and Canada.
