DEVELOPMENT: Stack Infrastructure buys 71-acre site in Virginia for $66.4 million. Stack Infrastructure has acquired a 71-acre data center development site in Culpeper, VA, for $66.4 million, or more than $935,000 per acre. Stack bought the site, Culpeper Technology Park at 15140 Keyser Road, from RACM, and Greysteel arranged the sale for the seller. Greysteel Senior Director Zach Benlemlih said Culpeper has quickly moved from a speculative secondary market to an institutional-grade one, as demand for entitled land near power grows while Northern Virginia supply tightens.

DEVELOPMENT: Nashville council approves eminent domain move to block $700 million data center. Nashville's Metro Council voted to let the city use eminent domain to take a South Nashville property next to the Nashville Zoo, where DC Blox plans a data center. Atlanta-based DC Blox bought the 23-acre site, which holds older office buildings, and planned a single-story, 69,220-SF data center expected to cost more than $700 million. DC Blox has said the site was previously used for data center functions and that it was in talks with the mayor's office, but it had no update after the vote.

FUNDRAISING: EdgeConneX weighs up to $4 billion debt raise for data center campus. EdgeConneX is considering raising up to $4 billion in debt to fund construction of a data center campus in Bastrop County, TX. The company is in early talks with advisers about which debt markets to use, including a private placement with large institutional investors, and CoreWeave is expected to be a tenant at the campus. In the county, EdgeConneX has filed plans for two new data centers of 730,000 SF each, totaling 1.46 million SF on a 180-acre site, and it is already developing a separate Bastrop campus valued at $1.44 billion.

REGULATION: FCC drafts ban on Chinese optical transceivers used in US data centers. The Federal Communications Commission is drafting rules that would ban imports of Chinese optical receivers, a component that moves data through fiber cables inside data centers, Reuters reports. The rule would technically ban all transceiver imports but exempt many non-Chinese suppliers. The Trump administration is concerned that Chinese devices could be used to steal data, install malware or disrupt operations at U.S. data centers, and the ban could raise costs for Amazon, Microsoft, Meta and Google as they build out AI infrastructure.
