DEVELOPMENT: OpenAI expands Stargate with five new sites. OpenAI announced plans to build five new AI data center campuses across the U.S. as part of its $500 billion Stargate partnership with Oracle and SoftBank, with total investment potentially reaching $1 trillion. The second phase includes sites in Texas, New Mexico, Ohio, and another Midwest state, adding more than 7 GW of capacity within three years.

DEVELOPMENT: Gigaland withdraws 800MW Virginia data center plan after pushback. Developers behind the proposed Gigaland data center campus in Remington, Virginia, have withdrawn their rezoning application for an 800MW, 2.2M SF project following strong local opposition. Gigaland bought the 202-acre site in 2023 for $4M and now plans to resubmit with a reduced 847,400 SF design, halving substations and lowering building heights. Co-founder Art Lickunas said the revisions reflect input from county staff, opposition groups, and the project’s end user, with plans to serve both hyperscalers and retail colocation.

FINANCING: JPMorgan, Starwood lend $2 billion for Utah AI data center. JPMorgan Chase and Starwood Property Trust have provided a $2 billion loan to fund a 100-acre AI data center campus in West Jordan, Utah, developed by CIM Group and Novva Data Centers. Avi Shemesh, co-founder of CIM, said the project began construction in 2020 without leases to prove its design, with the first phase opening in 2023 and full completion set for 2026. The center is already fully leased.

FUNDRAISING: Fermi America secures $350M for 11GW campus. Fermi America, developer of the planned 11GW HyperGrid AI data center in Amarillo, Texas, has raised $100M in Series C equity and a $250M senior loan facility led by Macquarie Group. CEO Toby Neugebauer said Macquarie’s backing reflects confidence in the team’s execution.
